Loan Program Overview
A VA loan is a mortgage loan made by an approved lender and guaranteed by the Department of Veterans Affairs. They are made available to eligible veterans, those currently serving in the military, and, in some case, their spouses.
VA loans are unique from some other loans programs because the federal government guarantees a portion of the principal. The Department of Veterans Affairs guarantees a part of the loan amount which allows veterans to obtain a loan with a very small down payment or, for loans less than the conforming loan limit, to obtain a loan with no down payment at all.
The processing of qualifying for a VA loan is very similar to that of other loan programs, but a veteran must also be eligible through an affiliation with the military. This is typically documented with a Certificate of Eligibility or VA Form DD214. A full list of eligibility requirements can be found at the Department of Veterans Affairs website.
